Flat grading does not direct surface water away from the building and increases the risk of water pooling near the foundation, which may contribute to basement or crawlspace moisture intrusion and long-term structural settlement. The absence of gutters allows roof runoff to discharge directly at the foundation, significantly increasing soil saturation, erosion, and the likelihood of moisture intrusion into lower-level spaces.
